The Halsted Apartment

The Halsted Apartment presented us with a classic River North challenge: a generously proportioned open-plan living space that its owner — a young architect who should have known better — had furnished haphazardly over several years, resulting in a layout that was simultaneously crowded and empty. The furniture was good; the arrangement was not. Our first step was to produce a complete 3D model of the existing layout, which made the problems immediately and undeniably visible: a sofa floating in the center of the room with no clear orientation, a dining table that blocked the primary circulation path, and a desk crammed into a corner that made working feel like a punishment. The redesigned layout, developed through four iterations of the 3D model before we settled on the final version, rotates the living area to face the floor-to-ceiling windows, positions the dining table along the kitchen island for a seamless cook-and-dine experience, and creates a dedicated work alcove using a custom bookshelf partition that adds storage without sacrificing the openness of the space. No new furniture was purchased. The client's existing pieces were edited, repositioned, and supplemented with three accessory items totaling under $600. The transformation is a study in the power of planning over procurement.
